Hotel direct-booking profitability calculator

A direct booking is not automatically a more profitable booking. Compare the costs of acquiring and processing it with the commission and other costs of the alternative channel.

Compare contribution, not just commission

This calculator compares contribution from the same assumed room revenue through two channels. It includes intermediary commission, direct-channel acquisition and the payment or booking fees you enter. It does not assume that every direct booking would otherwise have arrived through an intermediary.

The defaults are an illustrative scenario, not an industry benchmark or a claim about your property. Replace them with your own figures. Keep tax treatment, refunds and the definition of revenue consistent across both channels.

The calculation

Intermediary contribution = revenue − commission − intermediary processing costs.

Direct contribution = revenue − direct acquisition cost − direct processing costs − allocated direct-channel operating costs.

The difference estimates contribution under the inputs supplied. It is not net hotel profit: staffing, property costs, variable stay costs and tax are outside this comparison unless you deliberately allocate an equivalent amount to both sides. The calculator assumes the same revenue and stay volume in each channel so that the channel-cost difference is visible.

Use the result to ask better questions

A positive difference suggests room to examine direct acquisition, but it does not establish that additional demand can be generated at the assumed cost. Check whether marketing spend is incremental, whether your direct rate is comparable and how cancellation behaviour changes the result. Repeat guests and brand searches may have different economics from new-customer campaigns.

Measure completed bookings and net retained revenue where possible. A booking-engine visit or a click on check availability is useful journey information, but it is not the same as a paid, retained booking. If tracking crosses domains, confirm that the source and conversion remain connected.

Practical next steps

  • Start with one comparable period and a clearly defined revenue figure.
  • Separate commissions, payment fees, booking-engine fees and campaign costs.
  • Run a higher-acquisition-cost scenario rather than relying on the most optimistic input.
  • Check the booking journey on a phone before buying more traffic.
  • Use the result alongside occupancy, capacity and guest value, not in isolation.

All calculations run in your browser. The calculator does not send the inputs to Naxtech.

Common questions

Does the calculator predict a marketing return?

No. It compares the inputs you provide. It does not forecast conversion rates, booking volume or the cost of winning additional demand.

Can I compare different room rates?

This version keeps the revenue figure equal to isolate channel costs. If channel rates differ, make a separate like-for-like comparison using the appropriate net revenue.
